Copyright Ownership

HECK Real Estate takes the protection of intellectual property seriously.

Unless otherwise identified, original content created for and published on heck.realestate is owned by HECK Real Estate or used by HECK with permission.

Protected content may include, without limitation:

• Website copy
• Property descriptions
• Photography
• Videography
• Drone photography and video
• Graphics
• Custom maps and mapping
• Marketing materials
• Logos and branding
• Articles and educational content
• Page layouts and other original creative materials

Copyright protection exists independently of this policy. This policy describes HECK's expectations regarding use of its content and provides a process for contacting HECK regarding copyright concerns.

Permitted Use

Visitors may access and view website content for personal and legitimate real estate-related purposes. All rights not expressly granted in this policy are reserved by HECK.

You may also share links directing others to publicly available pages on the HECK website.

Unless otherwise authorized by HECK or permitted by law, you may not:

• Copy or republish HECK photography or video
• Reproduce complete property descriptions
• Remove watermarks, logos, credits, copyright notices, or other rights information
• Modify HECK content and present it as your own
• Reuse HECK maps or graphics in other marketing materials
• Systematically scrape, download, or extract website content, including for use in training artificial intelligence, machine learning models, or other automated systems
• Use HECK content for commercial marketing by another brokerage, agent, business, or organization
• Sell, license, distribute, or commercially exploit HECK content
• Use HECK intellectual property in a manner that falsely implies authorization, affiliation, sponsorship, or endorsement

Content Published by HECK

Content appearing on the HECK website is selected and published by HECK Real Estate.

HECK does not provide a forum, marketplace, public posting platform, or other feature through which website visitors can upload or publicly publish their own material.

The website also does not use an IDX feed to automatically republish listings from other MLS participants.

Some content published by HECK may incorporate materials HECK is authorized to use from photographers, videographers, mapping providers, property owners, service providers, governmental sources, or other rights holders. Ownership of those materials remains with the applicable rights holder when HECK does not own the underlying rights.

Reporting a Copyright Concern

If you believe material appearing on heck.realestate infringes a copyright you own or are authorized to enforce, please contact HECK Real Estate promptly.

A written copyright infringement notice should provide sufficient information for us to understand and evaluate the claim, including:

• Your name and contact information.
• Identification of the copyrighted work you believe has been infringed.
• Identification of the material on our website that you believe is infringing, including the specific webpage or URL when possible.
• An explanation of your ownership of or authority regarding the copyrighted material.
• A statement that you have a good-faith belief that the disputed use has not been authorized by the copyright owner, its agent, or applicable law.
• A statement, made under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or are authorized to act on behalf of the copyright owner.
• Your physical or electronic signature.

How HECK Handles Copyright Claims

When HECK receives a sufficiently detailed copyright complaint, we may review the identified content, our ownership or licensing records, and other information relevant to the claim. HECK is under no obligation to take any specific action in response to a copyright complaint, and any review or action taken does not constitute an admission that infringement has occurred.

When appropriate, HECK may:

• Contact the claimant for additional information
• Verify ownership or licensing rights
• Temporarily remove or restrict disputed content while investigating
• Correct an attribution or credit
• Replace or permanently remove content
• Decline a request when HECK determines that it owns, is licensed to use, or otherwise has lawful authority to use the content

Because HECK controls publication of the content on its website and does not provide public user-upload functionality, its copyright process is intended primarily to allow rights holders to bring potential errors or disputes directly to our attention.

Good-Faith Claims

Please submit copyright complaints only when you have a good-faith basis for believing the identified material infringes rights that you own or are authorized to enforce. Submitting false, fraudulent, or materially misleading claims may expose the claimant to liability for damages, including costs and attorneys’ fees incurred by HECK, as provided under 17 U.S.C. 512(f) or other applicable law.

Before submitting a claim, consider whether the use may have been licensed, authorized, or otherwise permitted by applicable law.

HECK's Copyright Enforcement

HECK reserves the right to protect and enforce its own copyrights and other intellectual property rights, including by seeking injunctive relief, statutory or actual damages, and recovery of costs and attorneys’ fees as permitted by applicable law.

Changes to This Policy

HECK may update this Copyright Policy periodically to reflect changes in our website, business practices, or applicable law.

Updates will be posted on this page with a revised “Last Updated” date.
